1966 Fairlane window problem

The passenger window has become almost impossible to roll down. When I turn the handle, it feels like metal on metal and I'm afraid I'm going to break the handle. Strangely, it rolls up very easily with little effort. I tried lubricating all the moving parts with no improvement. Do I need to replace the regulator or is there some other way to fix this problem? You need to replace the regulator.
